Amazing Listing Statistics for Brevard County

I am asked frequently, how much of an effect does the short sales and foreclosures have on the real estate market. Here's a few statistics to show you the huge impact it has.

There are 2065 single family homes in Palm Bay & Titusville for sale between $100,000-$250,000. 1033 of these home are short sales or foreclosures, almost exactly 50%.

There were 6832 SF homes available in Brevard county today. 30.2% of all the homes in Brevard County for sale are between 0-$250,000, an incredible 1250 home in Palm Bay between $100,000-$200,000. 15% of this market are short sales or foreclosures. Until this glut of homes goes away, we will continue to be in a buyers market with to many homes and not enough buyers. The length of time on a short sale is running between 50-75 days. It's like a bad dream that won't go away.

The market is saturated with homes and it is having a huge effect in Brevard County. Remember, just because it's a short sale, it doesn't mean that it's a great value. I showed 2 homes w/ identical Sun Castle floor plans this morning in Capron Ridge. The short sale, which wasn't the best of the two, was priced at $399,900. The non short sale, which was by far a better home, was priced at $340,000. Go figure!
